What Twice-a-Year AC Maintenance Actually Involves
Two visits a year, timed right, catch most of what turns into an August breakdown.

Family owned since 2007, JTech Mechanical has been telling customers the same thing for years: biyearly maintenance helps prevent the need for repairs. It's not a sales line. A system that's checked twice a year catches the small stuff, a weak capacitor, a coil starting to foul, a drain line starting to slow, while it's still a five-minute fix instead of a Saturday no-cool call. The timing matters as much as the visit itself, because a Gulf Coast climate loads the cooling side and the heating side very differently than most of the country.
Spring: get the cooling side ready before the real heat arrives
A spring visit happens before the system has to carry a full Texas summer, which means any problem found gets fixed on a mild day instead of a 102-degree one. A tech will check refrigerant pressures against the manufacturer's target for that specific outdoor temperature, not just top off the charge and move on. They'll pull the electrical panel cover and check capacitor readings against their rating in microfarads, since a capacitor that's drifted 10 percent low will still run the system today and fail in July. Contactor points get inspected for pitting. The condenser coil gets rinsed of the winter's dust and any grass clippings that built up along the base.
Indoors, the evaporator coil and the blower wheel get checked for buildup, since a dirty blower wheel can cut airflow by a noticeable margin even when everything else on the system is fine. The condensate drain line gets flushed. That last one sounds minor and isn't, which is worth its own section below.
Fall: the furnace visit most homeowners skip
Houston-area winters are short and mostly mild, which is exactly why furnace neglect is common here. A furnace that only runs a handful of weeks a year, and then gets asked to fire up hard during an actual hard freeze, is a furnace that's had almost no chance to reveal a developing problem before it matters. A fall visit checks the heat exchanger for cracks, tests the flame sensor and igniter, verifies gas pressure, and confirms the system is drawing and venting combustion air correctly. None of that is visible from the thermostat. It only shows up when a technician actually opens the cabinet.
This is also when a lot of the other equipment in a system gets a look: humidifiers or dehumidifiers if the home has them, zoning dampers if the ductwork is split into zones, and the thermostat programming itself, since a schedule set two owners ago is still running the house today more often than people realize.
Why the drain line and the filter aren't afterthoughts
An air conditioner pulls a lot of moisture out of Gulf Coast air, and all of that water has to go somewhere. It runs off the evaporator coil into a drain pan and out through a condensate line, usually PVC pipe, that's supposed to carry it outside or to a floor drain. That line grows algae and sludge over a season the same way any damp, dark tube does, and a partial clog is enough to back water up into the drain pan faster than it drains out. A maintenance visit flushes that line before it becomes a slow leak nobody notices until there's a stain on a ceiling below an attic air handler.

- Thermostat calibration and programming
- Electrical connections checked for looseness, a common cause of intermittent faults
- Refrigerant charge verified against manufacturer specs, not just 'topped off'

What a skipped visit tends to cost later
None of this is complicated work, which is part of why it's easy to put off. A capacitor reading low doesn't stop a system from running today, so a missed spring visit rarely feels like it cost anything at the time. The bill usually comes due in a different form, a compressor that has to start against a weak capacitor thousands of extra times over a summer, a coil that runs dirtier and pulls more amperage than it should for months instead of weeks, a drain line that goes from slightly slow to fully clogged during the single most humid stretch of the year. None of those failures happen because the equipment was bad. They happen because a small, cheap fix got skipped long enough to become an expensive one.
There's also a simple mechanical reason the timing matters more here than in a lot of the country. A system that runs nine or ten months a year, which is close to normal for cooling in Montgomery County, accumulates more run hours between visits than a system that only cools for three or four months somewhere with real winters. More run hours means parts wear faster on the same calendar. Catching that wear on a spring and a fall visit, rather than once a year or not at all, is less about following a rule and more about matching the check-up schedule to how hard the equipment actually works here.
